1. The Contract
The Property Management & Letting Company (New Forest)
Limited known as the agent, acts as booking agent and in
some cases will manage the property from the outset on
behalf of the owners. The Contract is between the Owner and
the Client. The Contract becomes effective once the required
monies have been received from the Client.
2. Authority to Sign
The Client must be over 18 years old and is confirming that
he/she has authority to make the booking on behalf of the
party by signing the booking form. The Client acknowledges
that the choice of the property is ultimately his/her
responsibility.
3. Hirers Further Obligations
a) Not to part with possession of the property, or to share
it, except with the members of the party it is booked for.
b) Not to sell or transfer the booking to another party without the prior consent of the Owner and New Forest Holiday Lets.
c) To leave the holiday accommodation in good order and repair and in the same condition in which it was found at the start of the holiday.
d) To be responsible for ensuring that he/she and the party behave in a reasonable manner during the holiday both with regard to the property itself and it’s surroundings.
e) To permit the owner or New Forest Holiday Lets reasonable access for the purposes of inspection or repair.
f) To comply with the security and safety precautions, rubbish disposal instructions and any other reasonable regulations imposed for the good management of the property
g) Not to smoke either inside or within close proximity to the holiday property.
4. Arrivals/Departures
Occupancy is normally Friday to Friday or Saturday to
Saturday and is stated on the property details, (except for
weekend or mid-week breaks). Please do not arrive earlier
than 300 pm or 4.00 p.m. to allow for proper preparation of
your accommodation in-between lets. Please vacate your
accommodation no later than 10.00am or 11.00 a.m. on the day of
departure.
5. Payment
For reservations made more than 8 weeks before the holiday
start date, a holding deposit of £50.00 is required, with
the balance being due 8 weeks before the start of the
holiday. In the case of bookings made less than 8 weeks
before arrival full payment is due on booking. There is also
a booking fee of £20.00. Please note credit card bookings
carry a 1.5% surcharge.
6. Balance of Payment
The full balance of the total holiday cost is payable to the
agency no later than 8 weeks before the arrival date. Non
payment may result in cancellation of the booking.
7. Short Breaks
Short breaks are only accepted in ‘off peak’ season. These
are either a 3 night weekend stay (days depending on whether
Friday to Friday bookings or Saturday to Saturday bookings
on the property) or a 4 night midweek stay. These breaks
are charged at 70% of the weekly tariff.
8. Cancellation
Any cancellation made by the Client for whatever reason
shall be in writing or e-mail and addressed to New Forest
Holiday Lets at the address on the Booking Form. New Forest
Holiday Lets will accept notice of cancellation on behalf of
the Owner. On receipt of notice of cancellation, New Forest
Holiday Lets will use its reasonable endeavours to seek to
re-let the property for the period of the booking. If New
Forest Holiday Lets succeeds in re-letting the property for
the whole period it shall refund all the monies paid less an
administrative charge of £50.00 (including VAT) per booking.
If New Forest Holiday Lets only succeeds in re-letting the
property for part of the period booked it shall refund an
amount equal to the money paid by the Client less (1) the
rental for the period which is not re-let and (2) an
administrative charge of £50.00 (including VAT). If New
Forest Holiday Lets is unable to re-let the property at all
then all monies paid by the Client shall be forfeit to New
Forest Holiday Lets. New Forest Holiday Lets strongly
recommend clients take out Cancellation Insurance and
further details relating to this are set out in paragraph
12. Should a cancellation be made which does not qualify
under the terms of the Cancellation Insurance the Client
remains liable for payment in full for any monies paid in
accordance with the Booking conditions. If cancellation is
made before the balance of payment is made then the £50.00
(including VAT) holding deposit will be retained by New
Forest Holiday Lets in respect of administration costs.

We take a £200.00 cautionary deposit on all holiday lets, this is for any mishap that may occur during your stay, and we would deduct any costs from the deposit in the unlikely event of any breakages, mishaps occurring, or charge for extra cleaning.
The Property Management & Letting Company (New Forest)
Limited (for itself, its employees and agents) and the Owner
shall not be liable to the Client or third parties for any
accident, damage, loss, injury expense or inconvenience,
which may be suffered, incurred, arise out of or in any way
connected with the rental. No term of the Contract is
enforceable under the Contracts (Rights of The Third
Parties) Act 1999 by a person who is not a party to the
Contract. If the property which the Client has booked
becomes unavailable or unusable for some reason beyond the
owners or The Property Management & Letting Company (New
Forest) Limited’s control, prior to the date of a booking,
then The Property Management & Letting Company (New Forest)
Limited’s obligation will be to (1) use their best endeavour
to find a suitable alternative property, or failing which
(2) to reimburse the Client for any monies paid. Neither the
owner nor The Property Management & Letting Company can be
held responsible for matters beyond their control such (but
not limited to) noise, nuisance or disturbance resulting
from building works, noisy neighbours or local events etc.,
disruption of services from utility suppliers or closure of
shops or amenities described on the property details etc.
Cancellation insurance is not compulsory, but cover is
available for bookings which are made directly by Clients
with New Forest Holiday Lets. The insurance is arranged and
administered by Greenfield Insurance Services Ltd who are
general insurance brokers. If Clients would like to discuss
the cover available and the cost of the insurance, then
please let New Forest Holiday Lets know at the time of
making a booking. New Forest Holiday Lets will pass details
to Greenfield Insurance Services Ltd who will then contact
the Client. Cancellations must be notified to New
Forest Holiday Lets in writing. Should cancellation
be made which does not qualify under the terms of the
Cancellation Insurance, the Client remains liable in
accordance with paragraph 5 of these Booking Conditions
New Forest Holiday Lets are committed to providing high
